Before You Arrive
Everyone signs a waiver — which one depends on whether you're bringing a dog.
Bringing a dog
Register your dog and upload vaccination records online before your first visit. Your liability waiver is built into the registration.
Coming without a dog
No registration needed — just sign our short Visitor Waiver at the Check-In desk when you arrive. Takes about a minute.
Dog Requirements
Your dog must meet all of the following to enter our off-leash parks:
- Current vaccinations from a licensed vet — Rabies, Distemper, and Bordetella.
- Properly socialized for off-leash group play.
- Non-aggressive.
- Puppies must have completed their full puppy vaccination series (typically 3 rounds). Puppies still mid-schedule are not allowed, regardless of age.
- Spay/neuter required for dogs over 1 year old. No dogs in heat.
- Small dogs (under 35 lbs) are strongly recommended to use the Min-Pen. First visits start in the Min-Pen so our Rufferees (dog park attendants) can observe behavior and comfort. If staff approves, your dog may be cleared for the Big-Pen. Owners who choose the Big-Pen for a small dog accept full responsibility for their dog's safety and must stay attentive at all times.
Guest Requirements
- 21 and over only. No children on the premises.
- Max 2 dogs per person.
Park Rules
These rules keep the park safe and fun for every dog (and human). Violations may result in warnings, strikes, or removal under our Strike Policy. Need help with anything? Ask a Rufferee.
- Stay with your dog. Keep your dog within sight at all times. Never leave them unattended.
- Behavior matters. Aggressive behavior, rough play, excessive barking or humping, and other disruptive behaviors won't be tolerated. Disruptive dogs may be moved to our on-leash area for a time-out or asked to leave. Repeat or serious issues fall under our Strike Policy.
- Clean up after your dog. Dispose of poop bags in the silver/grey trash cans with lids. Ask a Rufferee if you need help.
- Use the vestibule properly. Open only one gate or door at a time. Leash and unleash inside the vestibule. Remove leashes, harnesses, and prong collars before entering the off-leash park.
- Check in first. Dogs must check in and have a valid park pass to enter the off-leash parks. Keep your dog on-leash anywhere outside a designated off-leash area.
- No outside food, drinks, toys, treats, bones, balls, or rawhides on the premises.
- No glass anywhere on the premises — it's a safety hazard for the dogs.
- No smoking within 50 ft of the building or park. Cigarette butts are hazardous to dogs and our facility.
A couple of things to know:
Staff may use water-filled spray bottles to deter unwanted behavior. We also reserve the right to adjust operating hours due to weather or special events.
Strike Policy
Dogs that display behaviors disruptive to the peace of the park may receive a strike. Examples include (but aren't limited to):
- Aggression toward other dogs — growling, snarling, snapping, or attacking another dog.
- Aggression toward people — growling, snarling, snapping, or attacking a person.
- Guarding — aggressively protecting a person, toy, spot, or piece of the park from other dogs.
- Possessiveness — refusing to share space and reacting when another dog approaches.
- Excessive barking — nonstop barking that disrupts the park.
- Excessive humping — repeat mounting that won't stop with redirection.
- Lunging or snapping — sudden forward motion or teeth at another dog or person.
- Barrier reactivity — overreacting (barking, lunging, snapping) at dogs or people on the other side of a fence, gate, or leash.
- Hyperactivity — out-of-control energy that puts other dogs at risk and won't settle with a break.
- Redirection of anxiety — taking stress out on a nearby dog or person instead of the thing that caused it.
Consequences
- 1st & 2nd StrikeMoved to the on-leash area for the rest of the visit, or asked to leave for the day.
- 3rd StrikePermanent removal from the park.
Serious Incidents — Automatic Removal
Bites that break skin, attacks, or any behavior that causes injury to a dog or person results in immediate, permanent removal from the property. These are not strikes — no warning or time-out is given. These decisions are made at the sole discretion of Broken Leash management.
Immediate Safety Risks
If a dog's behavior poses a clear and immediate safety risk, a strike may be issued without prior time-outs. These decisions are made at the sole discretion of Broken Leash management.
Strike Window
Strikes are tracked on a rolling 6-month basis. Go six months without additional strikes and prior strikes expire.
Refunds
No refunds will be issued on day passes or remaining membership time when a dog is removed from the park under this policy.

Entering the park confirms that you understand and meet all of the above requirements.

Park Rules & Guidelines
- Supervise your dog at all times. Stay within sight and intervene if play becomes rowdy.
- Keep dogs leashed outside the off-leash yards and when entering/exiting the double-gate vestibule.
- Two-dog limit per person to ensure safe supervision.
- No children (under 21) allowed anywhere on the premises.
- No outside food, drinks, toys, balls, or glass containers. These create guarding and safety risks.
- No smoking inside the park or patio. Please step 50 ft away from turf and entrances.
- Scoop the poop. Waste bags, pooper scoopers, & covered bins are provided—keep the turf clean for everyone.
- Follow Rufferee guidance. Staff may issue time-outs, on-leash breaks, or ask guests to leave for disruptive behaviour.
- Broken Leash reserves the right to refuse service or remove any dog or person for rule violations or safety concerns.
- By entering, you consent to photos/video that may be used for security or promotional purposes.
These rules keep the park safe, clean, and fun for everyone—two-legged and four-legged alike.
Strike Policy
Dogs exhibiting inappropriate behaviours that disrupt the peace of the park may receive a strike.

How We Handle Behaviour Before a Strike
We always attempt redirection and time-outs first. Strikes are issued only when safety is at risk or repeated interventions fail.
- Quick Time-Out in the Yard – A Rufferee slips the lead on and asks the owner to hold their dog nearby until calm.
- Longer Break Indoors – If yard time-outs don’t work, the dog takes a supervised break inside before re-entering play.
- Strike Issued (if needed) – Persistent or serious incidents are documented as a strike after staff discuss the situation with the owner.
Management may skip directly to a strike when behaviour poses an immediate safety risk.
Consequences of Strikes
- First Strike – Verbal warning and documentation in our system.
- Second Strike – Dog may be restricted to on-leash areas or asked to leave for the day.
- Third Strike – Dog may be permanently removed from the park.
Strikes are tracked on a rolling six-month window. If a dog goes six months without additional strikes, prior strikes expire. Management may issue a strike immediately—without prior time-outs—if behaviour poses an immediate safety risk.
